What to do to your home before listing it_Laurel Jonas BlogSo you’re ready to put your home on the market and to you, everything looks great. Unfortunately, much of the wear and tear on your home becomes unnoticeable when it is something you see everyday. While you may not think about the one light switch that doesn’t work or the chipping paint in the guest bedroom, now is the time to take a step back and look at your home with fresh eyes. When you decide to sell your home, the first thing you should do is make any repairs you can to save yourself money in the long run. Here are a few repairs to cross off so you can get the best deal for your home!

1. Paint Your Walls

Re-painting the rooms that need a fresh face is the cheapest way to update the appearance of your home. Consider using light, neutral colors to appeal to a broader group of buyers. If the room is too dark or has chipped or dirty paint, make it look brand new with a coat of paint.

2. Make Minor Kitchen Repairs

Even if your kitchen isn’t large and spacious, a full renovation might not make sense financially. If your agent doesn’t advise you towards a renovation, consider making minor repairs instead. Paint what needs painted and install new fixtures where necessary. If your appliances aren’t operating properly or are in awful shape, you will need to replace them.

3. Update Your Bathroom

The first priority is making sure your bathroom looks clean. If the toilet looks old, replace the seat to give it a fresh new appearance. Replace any tiles that may be missing, clean the grout, and remove old wallpaper that may still remain. This is a room you should consider painting if need be to make it appear bright and clean.

4. Fix The Exterior

The outside of your home is the first thing buyers will see, so it is important that it looks good. Touch up the yard with sod as needed, remove any junk that may be in the yard, and make sure your fencing doesn’t have any missing parts or boards. Mow your grass and consider renting a power washer to make your siding look brand new.

5. Maximize Lighting

The goal is to maximize light so you can maximize the appearance of space. Light does a great job of making rooms look larger than they are. Update your fixtures, ensure that your windows appear clean and new, and add mirrors across from light sources to reflect even more light.

6. Ensure Functionality

Potential buyers are going to want everything to work. Do a full walk through of your home, checking all light switches, doorknobs, and locks. Repair or replace anything that doesn't work as it should. The less issues that arise during the buyer's home inspection, the better chance of you maximizing your profit during the sale.

Believe it or not, there is statistically a better day to list your home for sale. That day is Thursday. According to Real Trends, "homes listed on a Thursday typically go pending faster than any other day of the week, all else equal. Those that are put up for sale on a Sunday tend to sit on the market longest, eight days longer than Thursdays. Saturday and Monday are only marginally better — homes listed on either of those days typically take seven days longer to sell than homes listed on Thursdays".


Zillow also claims that, "homes listed on a Thursday sell faster and are more likely to sell above list price than those listed on any other day of the week. Nationally, 21% of homes are listed on a Thursday, and it’s as high as a third of homes in some markets".


I have been listing homes on Thursday's since the beginning of my career and I can personally attest that Thursday is the best day. Most buyers are looking on the weekends. When properties are listed on Thursday, it gives enough notice to their agent and seller to accommodate a showing.


Another reason is because during the winter when it gets dark earlier, most buyers want to view homes in the day light (definitely recommended) so they'll push showings to the weekend.


As a seller, wouldn't you rather have the majority of your showings on the weekend and have the hassle for a day or two? If you've prepared your home correctly and priced your home accordingly, you may sell your home the first weekend!

Coeur d'Alene Ice Rink

Coeur d'Alene Idaho now has a temporary ice rink at McEuen Park in downtown Coeur d'Alene. The rink is sponsored by Numerica Credit Union. You can enjoy 90 minute skate sessions that include skate rentals and lockers. Admissions is $12 for those 3-12 and $16 for those 16 and up. The rick is open daily until January 2, 2022. Be sure to check the schedule for times and you can also buy tickets online: https://www.cdaonice.com/

The rink is 3/4 the size of the normal ice skating rink. Attendance is capped at 150 skaters per session. Be sure to bring your signed waiver.

Wake Up Call Coffee has a double decker bus set up for a warm cup of joe, hot chocolate and snacks.

You can make reservations for birthday parties, company parties, gatherings, celebrations and private events. 

There are tow igloos you can reserve as well. One medium that seats up to 8 and a large that seats up to 10. It is reserved for the 90 minute skating sessions time, loaded with hot cocoa ( no other food or drink allowed). There is a small heater, decor and furniture included. Prices range from $75 for the medium and $100 for the large igloo.

Picture this – it’s a chilly winter morning and when you step into your kitchen to make yourself a cup of coffee, your bare feet are warmed by the floor beneath you. Sounds nice, doesn’t it? Heated floors are a great alternative to traditional heating methods, and they can keep your home, and your toes, warm all winter.  So whether you are planning your next home remodel in Cincinnati, OH, or considering buying a home with heated floors in Toronto, CA, here is everything you need to know when deciding if heated flooring is the right choice for your home.

 

Heated floors, also known as radiant heating, are a type of heat system that is located underneath the flooring of the home. With radiant heating, the warmth rises evenly from below via heat radiation, so the temperature of the room is uniform from top to bottom, rather than hot air rising from forced-air systems. Although expensive to install upfront, this efficient way of heating is a great alternative to traditional heating methods and may be worthwhile for your household in the long run.

 

What are the different types of heated floors and how do they work?

 

There are two types of radiant floor heating systems: hydronic and electric.

 

  • Hydronic radiant floor heating: With this type of radiant heating system, hot water is generated from a boiler, which is then pumped throughout the floors via tubes. These pipes snake throughout the flooring, radiating thermal energy through materials like tiles, concrete, or wood. Hydronic heating is more efficient than conventional heating and works best at heating larger areas – more typical for whole-house installations rather than room by room. Since hydronic systems require additional parts like a boiler and a pump, the upfront cost of installation can be expensive. However, you can save up to 30% more in operating costs compared to conventional heating systems.

 

  • Electric radiant floor heating: This type of radiant heating system is powered by electric wires located underneath the flooring. Due to the cost of electricity, warming an entire home with electric radiant heating can quickly become expensive. Therefore, this method is most popular for heating individual rooms, such as a bathroom or bedroom, rather than the whole house. Electric installations heat up floors in about 30-60 minutes and can be set to a schedule, heating your floors in the morning at specific hours – or whenever you need it.

 

How much does it cost to install?

 

When it comes down to price, hydronic solutions are a more cost-effective alternative in the long run since the operating costs are lower than electric systems. This is because the water conducts and holds heat more efficiently which lowers the operating time. Hydronic heating systems range from $6-$20 averaging at $13 per square foot for professional installation, while electric heating systems range from $8-$15 averaging at $11 per square foot. 

 

Electric radiant floor systems are cheaper to install because they are composed of electrical wire mats and do not require additional parts that hydronic systems demand. The rate of installation can vary based on a number of factors. For example, if you already have a boiler or a water heater and the floors are already opened, it will be easier for plumbers to install the heating system. If you are remodeling your home and need to open the floors for install, that will add to the cost of installation. If you have some experience wiring and installing pipework, then a DIY radiant floor heating can cut your prices down significantly.

 

What are the advantages and disadvantages of radiant floor heating?

 

When contemplating radiant floor heating for your next remodel or home, you’ll want to consider the advantages and disadvantages of radiant floor heating.

 

Advantages:

 

  • Silence: When compared to air forced systems, there is little to no noise with radiant floor heating systems. This is because there isn’t a furnace that turns on and/or vents to push the warm air out. 

 

  • Non-allergenic: Radiant floor heating systems depend on conduction throughout the home through systems in the floors and walls. Since there are no vents or ducts, there is no dust being circulated that could worsen allergies. 

 

  • Energy efficiency: Without ducts and vents required for the warm air to circulate, radiant heating is much more efficient in keeping your home warm. Traditional heating systems can leak warm air through ducts, forcing you to keep the heat on for longer periods of time. 

 

  • Consistent heat: Heated floors radiate heat to objects in a room, and because of this, the air temperature stays consistent throughout the areas of your home rather than rising to the ceiling. 

 

  • Maintenance: Minimal maintenance is required for radiant flooring and most companies that install this type of heating system offer a minimum of a 25-year warranty. 

 

Disadvantages:

 

  • Cost: The costs of radiant floor heating systems overall are dependent on the size of the project and which type of system you opt for. Installation can be expensive when compared to forced air systems – especially if you’re remodeling an existing home. Radiant heating can be made more affordable if installed in only one or two rooms – the bathroom is always a popular choice.

 

  • Installation: If you’re retrofitting an existing home that currently has a forced-air system, the process of installing radiant heating requires removing the existing flooring so the systems can be put in place, all of which will be costly. If you’re building new construction, see if your contractor can work within your budget to install radiant heating throughout your new home.

 

What types of flooring work best for radiant floor heating systems?

 

While there are many different types of flooring options compatible with radiant floor heating systems, which one is the most efficient? The most common materials to use with heated flooring are ceramic and stone tile. There are several reasons for this – they conduct heat effectively, and they are a common flooring material in areas where people are most often barefoot. Other popular flooring materials that can be used include vinyl and linoleum, wood, or carpeting. However, keep in mind that if any flooring material has too high of a degree of insulation, your heating system will be less effective.

 

So, whether you are ready to start your next remodeling project, or looking for houses with heated flooring as a home feature, consider everything that goes into radiant heating so you can choose the best option that fits your needs and keeps you warm and cozy all year round.

Before you put your home up for sale, you'll want to ensure it's clean for all of the buyers that will come through. A dirty house isn't appealing, and you won't get a good offer, if you get one at all, if your home isn't in tip-top shape. Cleaning your home doesn't have to be overwhelming, below we've listed the top things to remember to clean for each room.

 

Foyer:

  • Clean the door and hardware.
  • Wipe off all fingerprints on windows/furniture.
  • Clean off scuff marks on floors and door.
  • Replace all light bulbs and ensure light fixtures are working.
  • Tidy/clean up the coat closet. People WILL look in there to see the size.

 

Kitchen:

  • Wipe down all cabinets.
  • Clean all appliances, inside and out.
  • Clean stove hood, on top and bottom.
  • Clean behind the refrigerator, on top and bottom too.
  • Ensure the microwave is clean of food splatter.
  • Clean the space behind the sink.
  • Wipe down blinds/shades.
  • Wash any kitchen rugs, clean the floors and baseboards.
  • Store all of your pet food/food out of sight.

 

Bathroom:

  • Clean behind toilet and under sink.
  • Only display absolute necessities, declutter.
  • Organize and clean under the vanity.
  • Scrub floors and clean grout lines.
  • Keep dirty clothes and towels off the floor.
  • Be sure to lock away any medication.
  • Clean the fan and make sure it's functioning.
  • Replace any dead lightbulbs.

Bedroom:

  • Wash sheets, comforters, and blankets.
  • Clean the curtains and rugs.
  • Dust furniture.
  • Remove any obvious stains from fabrics.
  • Keep closets clean and organized.
  • Store away dirty clothes and personal photos.
  • Clean marks on walls.

For the first time in months, sellers are receiving on average just shy of their list price. For months we've seen sellers receive over list price. Average days on market is still lower than last August when the average days on market was 65.

 

Our average list price for previously owned homes last August was $547,000 while last month the average was $711,142. That's an increase of 35.1% in one year.

Home values are still on the rise. This time last year, the average sales price for a previously owned home was $479,640. Today the average sales price is $704,222. That is an increase of 46.8%.
Seller's are still getting an average of 101.4% of their list price and the average days on market from list to close is 52.
